Namma Metro Rent Index 2026: What It Costs to Rent Near Every Metro Station
Typical 2BHK asking rents ranked across all 65 Bangalore Metro stations — Updated September 2026
Living near a Namma Metro station buys a predictable, traffic-proof commute — but how much of a premium does it carry, and where are the value pockets? We compiled the typical entry-level asking rent for a 2BHK apartment near each of Bangalore's 65 operational metro stations across the Purple, Green and Yellow Lines. The headline: rents run about 4.4× higher at the priciest central stations than at the cheapest outer termini — and the gradient tracks distance from the central business district far more than which line you're on.
Rent by metro line
Averaged across their stations, the three lines sit closer together than the station extremes suggest — because every line mixes central and outer stops. The Purple Line edges ahead only because it threads the central business district:

What the numbers say
- The premium is about location, not the line. The costliest stations sit in or beside the central business district on the Purple Line — MG Road, Cubbon Park and Indiranagar lead the index — while the cheapest — Madavara, Peenya, Kengeri — are outer termini. Distance from the core drives the 4.4× gap far more than the colour of the line. (Pricey pockets do appear further out too, wherever premium gated communities cluster — such as the Whitefield IT belt.)
- Every line has a budget end. Green averages ₹17,360, Yellow ₹17,818 and Purple ₹19,448 for a 2BHK, but each still has sub-₹15,000 entry pockets at its outer stations — so a metro-connected 2BHK under budget exists on all three.
- The Yellow Line is the value story. Its Electronic City corridor puts renters within a few minutes of one of India's biggest IT hubs from the mid-teens — metro-connected workplace access at outer-station prices.
- Interchange hubs aren't the priciest. Majestic and other interchanges sit mid-table, not at the top — central connectivity is priced in, but the CBD lifestyle stations still command the real premium.
Frequently asked questions
Which Bangalore metro station is the most expensive to rent near?
By typical entry-level 2BHK asking rent, MG Road on the Purple Line tops the index at around ₹35,000 a month. The priciest stations cluster in the central business district on the Purple Line — MG Road, Cubbon Park and Indiranagar.
Which metro station has the cheapest rent in Bangalore?
The most affordable rents are near the outer termini. Madavara on the Green Line anchors the bottom of the index at roughly ₹8,000 for a 2BHK, with Peenya and Kengeri also among the cheapest metro-connected pockets.
How much more does it cost to rent near a central metro station than an outer one?
About 4.4 times more. Entry-level 2BHK rents run from roughly ₹8,000 near the cheapest outer station to about ₹35,000 near the priciest central one — the gradient tracks distance from the central business district rather than the metro line itself.
Which metro line is the most affordable to live on?
On average entry rents, the Green Line is the most affordable (about ₹17,360 for a 2BHK), then the Yellow Line (₹17,818); the Purple Line is priciest on average (₹19,448) because it runs through the central business district. Every line still has budget pockets at its outer stations.
